How long does an inspection take?
Usually 45 to 90 minutes for a typical single-family home, including the attic check and photo documentation. Larger or steeper roofs take longer.
Do I have to be home?
It helps. Being present means the inspector can show you findings on the spot and access the attic, but exterior-only inspections can be arranged.
Will I be pressured to buy a new roof?

Is a drone or thermal inspection better?
Drones are useful on steep or fragile roofs, and thermal imaging finds trapped moisture on flat roofs. Neither replaces hands-on inspection of flashing and sealant details.
